Office Trends Report Q1

The site of the new convention center and Medical Mart is taking shape, as properties are
demolished and ground excavation gets underway. Construction of the new offi ce tower
and hotel in the Flats has resumed and this phase will be completed in mid 2013. Plans for
the new casino along the Cuyahoga River are being fi nalized; however, offi ce tenants are
currently being relocated from the Higbee Building to make room for a temporary casino. An
iconic element of downtown’s facelift will be the new Inner Belt Bridge. The bridge replaces
the existing overpass where three interstates converge. Aiding in the recovery from a glut
of class B and C space, is the removal of over 300,000 square feet of vacant space from the
inventory. 113 St. Clair was demolished as part of the new convention center site and Euclid-
Ninth Tower is being converted into housing. Alternative uses for several Class B and C offi ce
buildings are being discussed and will have a positive impact on the statistical base in the
next 20 months.

ohio city's artisan economy turns the corner onto lorain

ohio city's artisan economy turns the corner onto lorain

For decades, Ohio City's Lorain Avenue has been a symbol of beautiful decay, a place where hole-in-the-wall flea markets nestle up against biker bars and hot dog joints. A main drag with prostitutes plying their trade and third-hand appliance stores hawking their wares, while all around them century-old buildings fall apart brick by brick.Yet Lorain Avenue soon may be known for more than hot dogs, thrift stores and blight. A bevy of new businesses -- including a gourmet chili restaurant, vintage clothing store, architecture office, yoga studio and spice shop -- recently have opened along the main drag. More openings are planned for this summer.

Development News
Viktor Schreckengost, a nationally-heralded designer that put Cleveland on the map for industrial design, will soon have his own museum at the Tower Press Building, just east of downtown Cleveland. The museum is scheduled to open in April or May. The nonprofit Viktor Schreckengost Foundation recently signed a lease on a 2,450-square-foot space on the first floor of Tower Press, a former factory at 1900 Superior Avenue that was turned into loft apartments, artist studios and offices a decade ago. The museum's goal is to celebrate Schrekengost's career as an industrial designer, as well as Cleveland's history as a center for industrial design. FLATS EAST BANK to be cleveland’s first green-certified neighborhood

The Flats has often been called the birthplace of Cleveland. Soon, it will gain a new tagline when it's reborn as the city's first green-certified neighborhood. The Wolstein Group and Fairmount Properties, co-developers of the Flats East Bank project, are using sustainable building practices in the $272 million project, which broke ground in December. The project's financing dried up in 2008, but the developers revived the deal, cobbling together more than 35 public and private funding sources. The first phase will include an office tower, hotel, retail and 14-acre riverfront park.

Last year, the U.S. Green Building Council certified that the project had met Phase I criteria for Leadership in Energy Efficiency and Design for Neighborhood Development (LEED-ND). LEED is considered to be the national standard for sustainable design.

Employment Situation Report - Good News Friday

Better News On the Way

Employers continue to hire cautiously according to this morning’s Employment Situation report from the Bureau of Labor Statistics showing a gain of 103,000 net new payroll jobs last month. The leisure and hospitality sector added 47,000 followed by education and health services with 44,000. The totals for October and November were revised up by 70,000. The unemployment rate, calculated from a different survey, plunged from 9.8 percent to 9.4 percent, which certainly is good news except that it is volatile in normal times and particularly so around the holidays due to seasonal adjustment issues.
